If you decide to apply for one of our properties, there is a $57.95 per adult application fee that is non-refundable. Anyone aged 18 or above who will be residing at the property must apply. We will (1) check your credit report; (2) check for any past evictions; (3) verify your employment, if applicable; and (4) personal income must be sufficient and verifiable. All verifiable sources of income will be considered. Pursuant to Cal. Govt. Code §12955(o), for applicants with rental vouchers or subsidies, the income threshold will be calculated based on the amount of rent that will be paid by the tenant (not the entire rent amount); (5) verify your previous landlord references; and (6) perform a criminal background screening. We encourage you not to apply if you have a credit score below 500, have ever been evicted, have a bad rental history, or have utility accounts in collections.
WE REQUIRE YOU TO HAVE LANDLORD LIABILITY INSURANCE. You will have the ability to provide your own from a carrier of your choice. If none is provided by the tenant at move-in, Croskey Real Estate will enroll you into a Landlord Liability Insurance program that meets our minimum requirements. Landlord Liability Insurance IS NOT the same as Renter’s Insurance.
