The ADU has ~700 sqft of American manufactured solid 3/4 inch hickory flooring adding warmth and timeless elegance to the space. The walls are engineered for soundproofing, with an impressive STC rating of close to 60, ensuring peace and quiet. All interior doors are solid core. Super-efficient ceiling mounted mini-split units in both the main living area and bedroom provide personalized heating and cooling, while the eco-friendly tankless gas water heater guarantees endless hot water. The property also includes a dedicated water supply line for added convenience.
Utilities and Technology Perks: High-speed internet access (2000 Mbps) and YouTube TV are included. Gas and water are included. The tenant will set up their own PG&E account for electricity via the ADU's separate electricity meter. The property is wired for Level 2 EV charging for eco-conscious convenience.
