Bedroom 1 has 2 windows south and west facing. Bedroom 2 has south facing windows. The unit is full ceiling height and includes both an energy efficient electric heat pump with air conditioning for summer and radiant heat panels. Additionally you have your own private front loading Miele washer and dryer with extra storage space. Bonuses include extra sound proofing, LED lighting, under cabinet lighting in the kitchen. Easy street parking and often right in front of your entrance gate.

About us:
We live on site above you in the main house. Our family is made up of 2 adults and a friendly 8 yr old shepherd/terrier mix dog who has limited access to the yard. The resident family bedrooms are on the top floor.
We have quiet hours of 11pm to 7am for ourselves and your comfort as our housemate.

I work from home as a program manager. My husband is an instructional assistant working 1 on 1 with an elementary student. Our family is social and enjoys hosting events a few times a year such as summer BBQs, holiday parties, and book club.

Communication is clear and courteous emails and voicemails, responded to that day (or not longer than 24 hours)

Shows up at agreed upon showing time or notifies contact 60 minute before to cancel or adjust time.

Applicant fully fills out application completely and truthfully.

All adults (18 and over) expected to live at the residence must complete application and background check.

Copy or photo of Driver’s license or Government issued ID.

Since excessive financial obligations, relative to income, can impact ability to pay rent a 3 to 1 income to rent ratio.

Good credit history including a Credit Score above 680. Full report to be ordered.

Proof of employment or adequate income include 2 or more of the following:
a. 2-months of current paycheck stubs, including supervisor phone number
b. 2-years tax return copies for self funded applicants,
c. Deposits slips, investment earnings, other earnings,
d. Any additional/alternative sources of income.
e. If documented income is savings, applicant to have six months living expenses proven in savings

Ability to pay full amount of first month’s rent, last month’s rent, and security deposit (and pet deposit if applicable) at time of lease signing. If a payment schedule is opted, tenant must document liquid assets of $2,000 or more as part of application.

No prior evictions or unpaid judgements or leans.
