Applicant must be willing to agree to the following basic terms and policies, in addition to all other terms included in our standard lease agreement. * $1450 Rent includes water, sewer, garbage. Electricity, and Wi-Fi are additional. Street parking. Single occupancy only. No sublet, no pets and absolutely no smoking or vaping of any kind on the premises. * 2 month lease, first month and last month’s rent, $1000 security deposit (refundable) $100 cleaning fee (non-refundable)
Tenant Criteria Income Requirements: * Proof of verifiable employment and/or verifiable source of income * Total monthly income equal to minimum of three times the rent ($4,350 monthly)
We require that the applicant provide a copy of their 2 most recent pay stubs and reference to verify steady employment. Persons working for themselves should provide bank statements for the last 3 months and signed tax returns for the last 2 years to show predictable income. All income sources will be considered, including rental assistance programs.
Credit History: The applicant should be able to demonstrate good fiscal responsibility. Applicants with charge-offs, unpaid debts, or a history of delinquent payments will be denied tenancy. Applicants with credit scores beneath 700 may be denied. We seek tenants with a mid to upper 700 credit score. We do not accept portable screening reports.
Public Records & Rental History Information Required: Applicants must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors or poor behavioral issues. Applicants should be able to provide references from previous housing provider(s) for a minimum of 2 years.
Criminal History: We perform an individualized assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
Lease Acceptance: * Upon notification of application approval, an online lease for 12 months will be sent. Once the lease has been sent, a 48-hour period is provided for review and signature * First Full Month's Rent, Security Deposit(s), non-refundable cleaning fees are due at the time of signing and can be paid via agreed upon form of payment
